Build-to-Suit Services
A key strength of Morse Custom Homes division is its ability to serve build-to-suit needs with the most comprehensive project management systems in the area. For each project that we undertake, a full time project manager is provided who will meet with the client on a weekly basis and conduct job meetings with consultants, trade partners, vendors, and the client to insure proper communication of project scope and objectives.
In addition, we will interview and engage the following professionals as part of our team:

- Civil Engineer
- Structural Engineer
- Mechanical, Electrical & Plumbing Engineer
- Soils Engineer Construction Manager
- Interior Design & Space Planner
- Certified "Green" specialist
Each project is taken through the necessary phases for successful execution:
Pre-construction Phase:
- Analyze the scope of the project
- Identify proposed construction budgets
- Establish a preliminary design criteria
- Begin preliminary design of site and building
- Identify all municipal approvals
- Work with client on planning, and scheduling
- Hold weekly project meetings with consultants and client
- Establish final schedule
- Assist in obtaining all required approvals
Construction Phase:
After the commencement of construction, Morse Remodeling, Inc. & Custom Homes continues the project management services by overseeing the project as follows:
- Cost Control
- Schedule Review
- Attend all project and subcontractor meetings
- Review all change orders * Expedite shop drawing approvals
- Monitor quality and safety control
- Review and approve punch list
Architectural Design: Provide full-service construction drawings in order to acquire a building permit for additions, remodels, new homes, and commercial tenant improvements.
Interior Design and Space Planning: Provide professional interior design including specifications for materials, finishes, colors, and furniture layout.
Green Building: Design and incorporate building practices that are sustainable and emphasize recycling as well as using products that are safe for the environment.
Value Engineering: Provide cost analysis of multiple options in order to evaluate the most advantageous design approach for a project.
Master Planning: Design new home sites and estates from undeveloped land or add to an existing, developed property.
